Victoria Island is expected to add more than 602 residential units in 2026, as developers continue to expand housing supply across the Lagos district amid rising rental costs.
The projection is contained in a report by real estate market intelligence platform Estate Intel, titled Residential Pipeline Activity in Victoria Island July 2026.
According to the report, more than 2,850 residential units are currently in Victoria Island’s development pipeline across five districts: North-West Victoria Island, North-East Victoria Island, Core Victoria Island, South-West Victoria Island and South-East Victoria Island.
The data shows that 47.1 per cent of the residential pipeline is at the conceptual or early site-work stage, while 43.5 per cent is currently under construction.
A further 9.4 per cent of the pipeline has reached the implementation stage.
The projected delivery of more than 602 units in 2026 comes as Lagos continues to experience strong demand for residential property and rising rental costs, particularly in premium locations such as Victoria Island.
The scale of the development pipeline indicates continued investor interest in the district, despite the high cost of land, construction and housing.
The concentration of projects at different stages of development also suggests that additional housing units could enter the Victoria Island market beyond the 2026 delivery pipeline as projects currently at the conceptual and construction stages progress.
Victoria Island remains one of Lagos’ major residential and commercial property markets, attracting demand from residents, businesses and investors.
