The Ogun State Government has completed the 108-unit President Muhammadu Buhari Estate in Abeokuta, bringing a long-delayed housing project back into use after years of uncertainty.
Governor Dapo Abiodun’s administration completed the estate through a public-private partnership arrangement. The development stands along the Abeokuta-Sagamu Expressway and is scheduled for commissioning by First Lady Senator Oluremi Tinubu.
The state government announced the development in a statement issued by Kayode Akinmade, the governor’s Special Adviser on Information and Strategy.
Government Resolves Project Dispute
The housing project originated under the administration of former Governor Ibikunle Amosun. When Abiodun assumed office, the government inherited an unfinished development.
According to the state government, the original project had reached the stage where infrastructure had been awarded and one show building had been completed. A payment dispute with the contractor later placed the project at risk of legal action.
The Abiodun administration resolved the dispute outside court and began settling the outstanding obligations. The move allowed the government to retain its interest in the property and pursue completion.
Instead of relying solely on public funding, the state introduced a public-private partnership structure. Ogun provided the land and infrastructure, while private developers took charge of construction and the sale of the completed homes.
Estate Provides 108 Four-Bedroom Homes
The completed community consists of 108 four-bedroom detached and semi-detached duplexes.
The estate also features internal roads, streetlights, landscaped areas and water infrastructure. Other facilities include waste management systems, a sports centre, children’s playground, clubhouse and parking spaces.
Security operates within a gated environment, while the estate also has a 24-hour power supply.
The fully detached duplexes sit on plots of about 900 square metres. They include four en-suite bedrooms, a boys’ quarters, master bedroom with a closet, living and dining areas, family lounge, study, visitors’ toilet and terrace.
The semi-detached units range from 460 to 500 square metres. They provide similar accommodation and facilities but do not include a study.
Strategic Location Adds Development Value
The estate occupies a strategic location along one of Abeokuta’s key transport corridors. It is opposite the State Judiciary Complex and close to the Ogun TechHub.
The state government said the development sits about two minutes from the Ogun TechHub and seven minutes from Government House. The Abeokuta Golf Course is about 12 minutes away, while the Wole Soyinka Train Station is approximately 15 minutes from the estate.
Lagos is also reported to be about 30 minutes away, strengthening the estate’s connection to the wider Lagos-Ogun economic corridor.
Private-sector activity has also emerged within the development. Access Bank is reportedly developing a training school and other facilities in the estate.
Abiodun Promotes Partnership Model
Governor Dapo Abiodun said the completion demonstrates his administration’s decision to protect public investments and finish projects inherited from previous governments.
He also said the housing development forms part of efforts to provide homes for different categories of residents. The governor added that the estate could serve as a reference for future public-private housing projects in Ogun State.
Public-private partnerships have become an important financing model for housing delivery because they allow governments to contribute land and infrastructure while private developers provide construction expertise and investment.
Ogun Says Housing Delivery Has Exceeded 5,000 Units
The Buhari Estate is part of Ogun State’s broader housing programme. The state government says the Abiodun administration has delivered more than 5,000 housing units over seven years.
The projects span locations including Abeokuta, Ilaro, Kobape, Sagamu and Ijebu-Ode.
The completion of the Buhari Estate also highlights the challenges that can arise when public housing projects face funding disputes, legal claims and changes in government. Resolving such issues can protect public assets and prevent completed infrastructure from remaining unused.
For Ogun’s housing market, the new estate adds residential supply to Abeokuta while strengthening development around the Abeokuta-Sagamu corridor. Its delivery also shows how government land, infrastructure and private-sector construction can combine to complete large housing projects.
As Nigeria continues to face a significant housing need, the experience of the Buhari Estate provides another example of why clear project structures, sustainable financing and effective public-private cooperation matter for long-term housing delivery.
