Crown Allied Global Realty and Homes Limited has unveiled plans for a 2,400-unit smart estate in Wasa District, Abuja.
The 101-hectare development, known as The Embassy, was launched during a groundbreaking ceremony in the Abuja Municipal Area Council.
The developer said the project aims to expand housing supply while stimulating economic activity and employment within the area.
Smart estate to run on solar power
Managing Director and Chief Executive Officer of Crown Allied, Gbadewole Amos Kayode, described Wasa District as a strategic location for the development.
Kayode, who is also Vice Chairman of the Real Estate Developers Association of Nigeria (REDAN), Abuja Chapter, said the area is emerging as an informal-sector and commercial hub.
He cited access to roads, electricity and water as factors supporting the choice of location.
According to Kayode, the project will contribute to addressing Nigeria’s housing deficit, which he estimated at 14.98 million units.
The developer said The Embassy will operate as a fully solar-powered smart estate.
The houses will also feature electric vehicle charging systems as part of the estate’s planned infrastructure.
Estate to include commercial district
Crown Allied said about 20 hectares of the development would be dedicated to commercial activities.
The commercial area is expected to accommodate shops, hotels, pharmaceutical businesses and electronics businesses.
The company said the mix of residential and commercial facilities is designed to create an integrated development.
The project will offer different housing categories to accommodate varying household needs.
These include two-bedroom blocks of flats, three-bedroom terraces and four-bedroom semi-detached houses.
The development will also feature fully detached four-bedroom and five-bedroom homes.
Flexible payment planned for buyers
Kayode said the project would also target low-income earners through flexible payment arrangements.
According to him, land prices will start from N7.5 million.
Prospective homeowners will also be able to access mortgage financing backed by the Federal Mortgage Bank of Nigeria.
The financing arrangement is intended to make property acquisition more accessible to prospective buyers.
Project expected to create jobs
Crown Allied said The Embassy could create more than 3,000 direct and indirect jobs.
Kayode said the employment impact would extend beyond construction to businesses expected to operate within the commercial component.
He described the development as more than a housing project, saying it would also support economic activities within Abuja’s informal sector.
The project places housing delivery, renewable energy and commercial development within one planned estate.
Its progress will depend on effective project execution, infrastructure delivery and access to the proposed financing arrangements.
