A private real estate developer, Fokes Property, has urged the government to introduce a single-window approval system for housing estates across the country to accelerate housing delivery and reduce costs. Speaking at an event in Lagos where the firm rewarded its top-performing partners, the company’s Executive Director, Mr. Opeyemi Oke, said that lengthy approval procedures for titles, surveys, and development permits often stretch into months or even years, slowing down projects and inflating expenses.
He explained that clarity and speed in processing would double the pace of delivery, adding that with federal and state support on land approvals, infrastructure, financing, and green incentives, private developers could provide more affordable homes and create thriving communities. Oke further called on the government to expand access to mortgages, including micro-mortgage schemes and tax incentives, particularly for middle-class earners and first-time buyers, noting that affordability remains the greatest obstacle to homeownership in Nigeria.
“Most Nigerians cannot afford outright payment, but they can manage structured payment plans,” he said. He also revealed that the company is experimenting with solar energy, modular housing, and integrated water systems, but stressed that incentives such as tax waivers on green infrastructure would make innovation more affordable and scalable.
To enhance affordability, Fokes Property has adopted an incremental housing model that allows buyers to build in phases. The company is offering serviced plots of 300sqm and 500sqm, enabling young families to buy into housing schemes while investors can expand gradually. Oke said the aim is to create flexible entry points so that more Nigerians can own homes safely and sustainably.
The firm’s Head of Business, Mr. Daniel Oparaeke, reaffirmed the company’s commitment to supporting its sales partners, describing them as the lifeblood of the business. He noted that rewarding them is not just a gesture but proof that their efforts are valued. He also disclosed that Fokes Property is reintroducing its Olive City projects in Moniya, Ibadan, and Orile-Imo, Ogun State, both designed with modern amenities such as green parks, road networks, drainage systems, and gated security to reinforce Olive City’s reputation for affordable and community-focused living.
